I think I am leaning towards an interest in Certified General Appraisal but I will probably have to look into Certified Residential Appraising if I can't find someone to work with in the first few months.I have discovered my interest in Real Estate investing (thus my membership on BP) and this led me to get into the business of Real Estate in the form of Appraising.

Its in a town we have a restaurant in i do mainly restaurant business, and have 1 sfr ( manage 3 srf including my own) at the moment but just recently discovered this lot off market someone trying to get rid of it yes new construction is possible yes i know contractors that will jump on it right awayJust mainly want to hear if bulding a brand new 4plex i can rent out to out of town workers on a month to month basis is worth while at a cost of 275k for 200-250 cashflow a door a month at a 15 year loan is worth it?

Buy & hold is a very forgiving business model and as long as you buy a quality asset that cash flows you will be fine, no matter what the market does.

No, that number is pre-tax -- I consider taxes a cost of doing business, and don't modify my return targets based on it.As for my "salary," my flipping business is mostly passive from my perspective.
