I think it's an excellent idea affiliate marketing +/or network marketing, because you maintain your time freedom and you get other non-monetary benefits...

They are motion activated, and the night vision is excellent, so you get a series of photos of them doing whatever they are doing.

I just appreciate feedback from people who understand what I'm trying to do (my family and friends don't even know what ROI, ARV or FHA stand for :-/)**Along with this calculator I made in excel, I've created a new acronym as I've been going through the process of trying to buy my first multi unit investment property: FTFO (Freaking The F&*k Out).

I was also able to pull an excel spreadsheet from a local website that details property/parcel data.

That would normally be below my target returns based on the sale price, but given the seller second mortgage, I will have way less cash in, and the cash-on-cash returns should be excellent.
