Here’s what’s working for a lot of investors right now:MLS + Agent Connections: Even in a hot market, investor-friendly agents can send you listings before they hit the mainstream — focus on building those relationships. 

I wish I had started smaller and focused more on learning the operational side before scaling up.

Look for a licensed and insured local PM.You could search for PM's on nearby properties on VRBO and Airbnb and contact them.

One units vacant and so I would be living in that one while the other is rented by a long term tenant on a month to month lease.  

The plaintiff showed up (bank) and placed their bids on 3 properties... since they get to go first, this is the starting bid. 

It doesn't need to be drawn up by an attorney or full of legal jargon, but it should be very clear on the changes.I'm curious why their rent would go up?

Investors who scale well have a go-to list of service people they can count on for quick, cost-effective work, especially during turnovers.Repeatable acquisition criteria & financing relationships – Once you know your target numbers (cash-on-cash, cash flow, debt service coverage), you can quickly identify good deals.
