In order to estimate rehab costs (kitchens, baths, windows etc) you really need a contractor to give you a quote.

They are repairing a parapet wall, cutting in some doors, moving windows, removing an entire chimney and fireplace, etc. 

Without seeing the property, I would assume it would need new electrical, new HVAC, plumbing, drywall, finishes, appliances, and you would want to talk to an expert in restoring properties due to fire---as their could be issues with the roof, siding, windows.

Fix important stuff like the roof, siding, doors and windows.

That being said, I did not shop around, I used the bank where I complete most of my business. 

Usually $2-3k/month takes care of all shopping/groceries/gas/entertainment.I invest through my works retirement plans. 

Definitely shop around and try to buy around holiday deals.

We will strip and gut completely, change windows, doors, all systems new, and reconfigure with a  4-5 month completion time on all construction start to finish.

The frames on the windows are wood.

Appears the problem in around the area where the gutter is curved going around the concave turret looking windows interior leak  2nd flloor ceilingoutside view of 2nf/ 3rd floor gutter system some previous treatment some treatmentclose up another viewright now looking for any ideas.
