I'm here to get help with my effort to figure out all the ins and outs of 1031s, TICs, LLC/LLPs, and more in hopes my partner and I can do some very creative things with the property we currently own so that we'll be able to use the proceeds to move to another state and launch our novel new r/e business in Spring 2017.

If I could get my license and never actually have to do anything (work x hours a quarter at an office, go to meetings, be on e-mail chains...basically all the reasons I quit my job) I would do it.

Ideally, I would much rather apply (invest) my monies to partner with someone locally in the TX (e..g realtor, whomever)...in turn we do a deal ;  they are compensated for their expertise and I learn and reap a profit as well for my funding.

Most communication on move in/out we do by e-mail & text so as to have a paper trail of the process in case it's needed later.
