If you are the one doing the BPOs to do your job properly you would need to estimate market value, which as an investor usually isn't where you want to be buying at price-wise.

Update...I ran the numbers and we are positioned to pay off our duplex in 15 years which coincides with our estimated retirement, and adjusting for inflation, the cash flow on that property will pay for 1/4 of our entire monthly expenses.

Also, zillow is pretty notorious for being inaccurate with estimating value, I would look at homes recently sold in the area (you can find that info on a website like realtor.com) that are similar in bed/bath, size, and condition to get a better idea.
