If you are the one doing the BPOs to do your job properly you would need to estimate market value, which as an investor usually isn't where you want to be buying at price-wise.

Update...I ran the numbers and we are positioned to pay off our duplex in 15 years which coincides with our estimated retirement, and adjusting for inflation, the cash flow on that property will pay for 1/4 of our entire monthly expenses.

I read through the article on how to estimate ARV but I noticed that they mentioned that a real estate agent is needed for this step?

I plan on using my VA loan to finance it. the 10k was only an estimate since I cant see inside i assumed that its being rented.

The renovation estimate is $20,000.

Also, zillow is pretty notorious for being inaccurate with estimating value, I would look at homes recently sold in the area (you can find that info on a website like realtor.com) that are similar in bed/bath, size, and condition to get a better idea. 

If an investor who sold a capital asset planned to roll over the gain into an Opportunity Fund and the 180-day deadline to do so falls between April 1 and July 15, 2020, he or she can make the investment as late as July 15.Also, sole proprietors who pay quarterly estimated taxes now have until July 15 to file their second quarter payment.

Just curious what others are using (and happy with) for pro forma and construction applications. We have active buy and hold and flip properties so looking for something that will do both easily and well.

The property will be used as a primary residence and the 30K work is an estimate from my agent based on the comp from the property sold 3 weeks ago.
