And there are deals that would be 2 CAPS I would put under contract and buy without blinking an eye. 

It's been absolutely eye opening and shocking to me and I know a bit about real estate because it was in my family.

Of course when first discussing my project with the contractor, we were on the same page and he understood my values towards why I choose to rehab a historic house versus tear it down and start from scratch, but somewhere his mindset changed and he thought he could get away with taking advantage of the situation.I am definitely trying to keep my eyes on the prize and hope that it will all work out in the end.

Didn't check the roof beyond our eyes because it was less than 7 years old, however, that ended up being a mistake. 

The numbers were stellar and we knew we could turn this eyesore into one of the best properties on the block!

After this I would recommend keeping an eye on the property, just to be sure they don't try and sneak the cousin and her kids in anyways (I'd also schedule an inspection within the next two months so you can see inside to verify).
