Internet Leads have always been very expensive and it's hard to know when you are really gettng an exclusive lead.I know there are honest firms that offer exclusivity but I always have in the back of my mind that there is another person buying the same lead.

I know I bought the senior lean because the guy handling the sale had a title search that the Law firm selling did and It matched the mortgage referenced on the deed.

I do a mixture of two things.I call them for one, but I do not let them know that I know they are being forclosed on.When I call them I usually just state that I work for a real estate investment firm in their area and we are looking to purchase houses in that particular neighborhood to invest in, if they or someone they know would possibly be interested in selling their house.I also then send letters to ones I am interested in.I have heard that people knocking on doors have good success becuase there arent many people doing it.
