I have been a BiggerPockets fan for years! 

I’ve frequently worked 50+ hours a week only to still not be paid enough, passed over for promotions and accolades I had earned, or even laid off or terminated for things beyond my control  like new owners completely removed staffing.

With everything going on, guidelines have been changing quite frequently, I would say for the better, now that the economy has seen a little more liquidity.

@Mark Leclair I am a huge Tony Robbins fan, but I was very disappointed with this book.

If you're direct marketing to mom & pop mobile home park owners or distressed SF owners you might find them frequently.

Roofs, water heaters and decks are especially vulnerable and the sources of frequent costly repairs. 

Usually, a landlord can charge a tenant for damage that they cause, but not normal wear-and-tear items that come up during a tenancy (like the A/C condenser fan giving out that you mentioned).
