Podcasts are great but go through other source - books, local REIA meetings, connecting with investors/Sponsors and developing your own set of relationships.

what is the best book you have ever read in business ?

I'm currently in the middle of one of Dave Van Horn's books on note investing but I've not yet gotten all the way through so the process in its entirety isn't very clear to me just yet.

Our standard SFR inspector quoted us at $2,500 to inspect all 10 units.

Read the book "Set for Life" by Scott Trench - that is a good start.You are young - get more deals.

Also, is 25% the standard or is there a lower percentage for refinancing.

The property needs some work and certainly isn't up to my standard of living, however there have been VA tenants living in the property for years who seem to be ok with it as-is, or so I'm told.

By that standard they should not buy anything.
