As for the unit, It was fairly fixed up with a smart TV, TV in the room with Netflix, internet, fully furnished, laminate floors, baseboards, tile, light and bathroom fixtures, and new stainless appliances, but definitely not anything really unique with the layout except we tried to go for a Colorado theme, gift baskets, thank you note to guests, pictures of the mountains, etc. 

I'm located in the North East, and some cities that interest me are Trenton NJ, Wilmington DE and surrounding areas, some parts of Philadelphia, and Baltimore.

The AC has needed to be recharged the last two summers, so I was thinking about just replacing the whole system (it's 16 years old) and want to take advantage of the IRA and Energize Delaware rebates/incentives/credits to make it as efficient as possible (even though I do not pay the utilities).

After closing multiple 1031 exchanges, Delaware statutory trusts and deferred sales trust, I've found this to be one of the biggest false beliefs about the deferred sales trust.  

I feel kind of anxious having a PA property, my first one, along the Delaware River. 

I guess my concern is that it would create a de-facto partnership or tenancy in common arrangement, and one of the co-borrowers would be renting to themselves personally.
