I try to not abuse agents because I'm sensitive to wasting their time as well.The more experienced agents seem to offer more disclosures (hot tub leaks for example) and are comfortable with passing on information you need to make an informed decision to buy.Pull comps on your local county database.

Once you understand what is a deal and what isn't, sometimes you will need to close quickly to make a deal happen, and if you don't have your own financing you might lose the deal.As you become more experienced, I would recommend putting in your offers with no contingencies.

I would suggest if you are not experienced with running a jobsite, try to use your negotioting skills with the current builder to get a great purchase price, and let him complete the work on the property.
