Are these articles using leading indicators or trailing indicators?

Ultimately I would love to start investing in rental properties and potentially even short term rentals through Airbnb or VRBO, but right now I have no cash and poor credit, so those are unfortunately probably longer term aspirations.

BUT they don't tell you how many leads, calls and rejections you have to go through or overcome to get that one deal.

As soon as we bought it, we did a few minor upgrades and replaced AC (unexpected expense).Within a year of being there she had our first kid and got pregnant again shortly after that.

Most HML lenders lend on short term transactions so you could use them to buy a home, fix it up but then you need to have the exit strategy in place to pay them off.

While I will not buy large properties immediately I do plan on moving into this space by next year unless something makes sense now.Any advise on neighborhoods to visit or leads to professionals that support real estate investors please let me know.

Some things you may just have to intuit based on age of home (wiring, asbestos, lead, etc) and work those into your initial offer.
