If rates rise hat will also mean that homes will be less affordable since people buy homes based on the payment (higher interest , higher payment, lowering maximum offer) however as I started with the FED will not raise rates unless the economy can I maintain growth so jobs and wage growth should be on well balancing out the affordability loss the rates hike.

@Sarah Becker look out, that is @Brandon Turner neck of the woods....he may chase you away from his tucked away gem ; )I did a preliminary analysis of the Aberdeen / Hoquim area about a year or two ago and decided I did not want to invest there mainly due to the fact that the economy is/was shrinking and it is too far off the I-5 corridor to attract any new substantial businesses.

It is my belief that a reasonable person can expect Denver property values to appreciate at a rate of 5% or more for the next decade or so - we've got a great, booming economy and lot's of infrastructure being developed.That said, I believe that you are investing in the one asset class that I am skeptical of in terms of long term appreciation potential here in Denver - condos.
