Numbers do work...but often start to look nice in year 2 or 3.If you have $120K you can break even in the Bay Area on day one, up your rents to cash flow positive over a few years, ride appreciation, and do well.

I don't currently use any...my tenants currently Venmo to pay rent and one still likes to drop an old-fashioned check in the mail.Question: do any of these services (Cozy, apartments.com, Turbo Tenant, etc) allow me to track my expenses in the software in addition to their primary functions of rent collection, marketing, etc?
