I can knock down, do cosmetics, mini electrical and plumbing in a hotel room at a rate of 25 rooms on a hotel a week with 16 guys. since you are in T&M (aka cost plus) contract, you could fire the GC if he doesn't hit his milestones, yes, of course, you still have milestones, i would like to setup mine in 4 phases, doesnt matter if it is a 6 month project or 2 weeks.

It's irritating to me that these same people that are allowing our country to slip won't address the issue of unfunded liabilities that are bound to hit all at once with the baby boomers coming to collect.If we are going to create jobs in this country we need a Govt. that is pro business and on our side.

As DR says the first baby step is to put away $1k as an emergency fund and then you might want to add another $1k to cover maintenance costs of the used car.If you really truly want to get into REI then you need to make the sacrifices that it takes to get there.Hope this helps!

In Florida's older homes we have no basement and copper lines were ran under concrete slab, so to redo with PEX you run the new PEX in the attic, but there is no avoiding opening up walls at each manifold location, and if those locations are behind kitchen cabinets, behind bathtubs...you have little choice but end up with a bunch of mini renovations.

We would then be forced with the ugly, distasteful and unfortunate dilemma of kicking out (or at least trying to) a very nice single-mother & child (who happen to be not-horrible tenants) during winter-cold February PLUS inconveniencing all the mothers who bring their 3 month olds to that particular daycare.This is not a pretty situation.If it comes down to an 'eviction' it could get ugly (it's one thing to evict a drug-dealer but another altogether to evict a single mom&child with daycare babies...!)
