I would like to know whether any deduction I take under De Minimis Safe Harbor(DMSH) counts towards this 10 K limit.For eg, below are expenses:Appliance : $2,000Water Heater: 3,000Hardwood Floor: 6,000If I deduct Appliance ($2000) under DMSH, can I deduct remaning 9,000 under SHST?

Google "contract for deed preditory lenders"   If you want a Cease and Decist leter from your states banking division AND a local TV station with a microphone in the face of one of your borrowers, this is the deal scenario for you...Yes you can seller finance houses to occupants depending on your state's restriction number, remember some are zero like OH, OR, WA and others.Yes use a locally licensed and independant LMO/RLMO, AND very importantly sell at a justifyable price (no jacked up price) and the house needs to be in good habitable condition.

@Eric Peterson the De Minimis Safe Harbor allows you to expebse rather than capitalize repairs, maintenance and improvements under $2500 per item on the invoice.That said, if all items are target one Unit of Property, then you take the aggregte value.

In Delaware we don't have to give a reason to give notice of non renewal so just basically say we aren't renewing and they're responsible to move at the end of their lease.
