The time frames are low hanging fruit for inexperienced audit agents.

@Kai Ponte  I would stick to one market for now and once you get the hang of everything move to other markets.  

Granite counters all new bathrooms and so on.Outside, specifically the back yard... is becoming a little bit of a hang up.

Also, there are often bulletin boards in schools where you can hang flyers (although sometimes those need approval before posting).

@Josh Coup  Walk the area at night, see what's going on / how noisy it is / who's hanging out on the streets. 

Just finishing building a spec house and just starting 2 4 plexes that I’ll rent and hang onto. 

Time to suck it up, put on your grown up pants and stop "feeling sorry for them"...... they aren't your friends and they aren't your family....... they are your customers....and your customers just burned your investment...... and are barely hanging on to paying rent....and are "hard on the unit".

Cap and hang pvc is not time consuming what so ever.

Plus a vacancy doesn’t mean zero coming in like it does with all my eggs in one unleveraged basket.
