It is like finding out you need to have surgery and then price shopping for the cheapest guy to do the work, you would never do that you would want to make sure you are getting top level service.

There's a product out there that lets you "lock and shop" where you can lock in a rate without having a property picked out, but it doesn't seem reasonable for an investor.

If it is in the walls and we know what it may be (tobacco, pet, etc), we have a recipe (tsp, rinse, seal, paint)... or if it is from the floors, we clean or even pull the flooring (seal underneath refloor, etc)...One simple carpet one I use is sprinkling the large (13.5 lb)  bags of baking soda into the carpet (if carpeted)... work it into the floor with stiff broom, so it gets into carpet to pad.

You have the right to shop and pick the surveyor of your choice so if you think that is high that is on you to get another surveyor.
