If you have ample cash reserves to cover contingencies, or ample access to easy liquidity, having all of that cash sitting in houses doing nothing is like hiring workers to sit around the shop all day.

I am getting ready to shop it again but are those decent rats for low level ac systems?

I just want to see if I should be shopping around for a loan with less up front points or costs...

It is like finding out you need to have surgery and then price shopping for the cheapest guy to do the work, you would never do that you would want to make sure you are getting top level service.

IE not liking FHA financed offers etc.In the end, this will open up new compeition opportunities for highly automated front end shops.  

There's a product out there that lets you "lock and shop" where you can lock in a rate without having a property picked out, but it doesn't seem reasonable for an investor.  

My wife and I enjoy shopping online for almost everything.  

If it is in the walls and we know what it may be (tobacco, pet, etc), we have a recipe (tsp, rinse, seal, paint)... or if it is from the floors, we clean or even pull the flooring (seal underneath refloor, etc)...One simple carpet one I use is sprinkling the large (13.5 lb)  bags of baking soda into the carpet (if carpeted)... work it into the floor with stiff broom, so it gets into carpet to pad.

Very much a country feel but close to the city, right on the interstate, and convenient to shopping and amenities.

You have the right to shop and pick the surveyor of your choice so if you think that is high that is on you to get another surveyor.
