About a year ago I went into business for myself specializing in restorations and after a year everything is great and growing but I recently got turned on to real estate investment business and iv made the decision to run with it.

Add the fact that the Property Code declares open season on the investor/seller whenever a tenant/buyer becomes disgruntled with an executory contract, and there are more reasons to avoid lease-purchases than there are to do them—especially since loss of an executory contract lawsuit could present an extinction event for a small investor.

Perhaps the roof needed to be replaced and they decided to pull if from the reserves rather than hit the homeowners with a special assessment.  

If you are getting into larger properties you really need to only do commercial full time and specialize in it. 

If the deal truly is special, you can always look to a money partner for some of the down payment.
