Just curious, if you have a good job/decent credit score, why even look @ FHA?

If I had a crystal ball and knew what was going to happen in 3,5, or even 10 years, I would quit my day job and just "predict the future" for a living. 

I don't think it is so cut and dry.... 

I save more in interest per month than most newbies hope to earn to replace their job. 

@Patrick Liska did a good job explaining DSCR, and the higher your DSCR the easier getting a bank loan becomes.

She has a great job there but not a lot of savings, I have 30k but my income is small right now because I just started a new branch of my families business that won't pay me much for the first year or so.

Here I went to school, found my first job at 14, and went to college at Stony Brook University.

I aim to build a team that will help me build a portfolio strong enough to quit my day job in 5-7 years.
