Upstairs was recently updated, downstairs also looks decent, needs fresh coat of paint. 

We will have to do some renovations (kitchen, flooring, paint, etc) and we are talking with a few contractors in the area now.

The age of the home is not as important as the age of the major components of the home, the roof, plumbing system, electrical system, age of paint and other building materials that may have lead or asbestos, variable expenses can creep up and kill an investment. 

I am looking for help to find designers for the gameroom and my PM mentioned a quote from a designer that its 10-12K for a basic game room with pool table/archade with painting/epoxy flooring.

We gave the entire home fresh paint, cleaned up floors and ripped up carpet (it has the original hardwood), and added new carpet to the living room and a runner to the stairs.

How much would it rent as is (with cosmetic things-paint, perhaps new hardware, fix what needs to be fixed) and how much would it rent for with the renos...and what would those renos cost.The biggest thing in deciding to do major renos is are you going to get your money back and what does it add to the property.
