Hi Mike,I don't know of any books on this.The HUD inspections, etc...Maybe, hire a Management company and you be boots on the ground in the office during office hours and learn --on the job---so to speak (maybe drive a non-descript car to park in the lot vs an AMG or something like that).And don't be authoritarian, just hang around and ask a lot of questions, and maybe drop a buck or two for some delivered pizza for the staff every couple of weeks.

The key for you will be to buy it right so you have multiple exit strategies when the Army tells you to PCS again or when you decide to hang up the uniform.

If so, you might be able to refinance to a conventional just by repairing things.Again, if the numbers do not work, then don't feel pressured to remain in contract.All the best, hang in there, you will figure this out.

any advice for someone who owns a few rentals but always did conventional loans and never this type of major renovation, i have some basic construction knowledge, i consider myself fairly handy. hanging doors and doing tile is not foundations and water damage, plumbing electric  yikes,  i should get a few different estimates from contractors for sure,  , maybe someone can direct me as to a proper sequence.

Hotels are finally starting to improve on the drab monotonous decor that we grew up with, but it will never be enough compared to what an actual SFH STR can offer.The reasons I prefer STRs over hotels are: #1 better control over heating/cooling#2 more unique and interesting experiencesUnless I'm staying somewhere for a week or more, I don't cook or hang out in the space that much.
