I would use hard money to buy (and get construction loan from them later as well). 2) Let her know what my cash offer today would be, then refresh the offer price when she is ready to sell (building rapport along the way by checking in once a month).

As you get to know some of the folks offer to trade some free labor/time to be able to shadow them and learn from them.

Ok my friend asked me about his idea  - to set up a business to offer landlords upfront payments for their future rent checks at a discount for example rent for year 12,000 - he would offer 10k.

If every deal was a 100% sound deal then you wouldn't receive the interest rates they offer.
