I really want to flip...and my husband would be on site during the rehab, but I take your point. 

I've just turned 18 and I don't plan on entering the real estate market until I have some money to my name but I've started planning for my future and I'd like to know if there are any sites I can get all the legal forms and information on the paperwork I need for the future?

Although quite overwhelming to start (strategy/financing/landlord vs. ppt mgt/goals) I couldn't be more thankful for all of the great advice on this site. 

This is seriously the best advice I've gotten regarding this and I've posted across a lot of sites and forums!

You realize this is a site for real estate investment, not how to set up LLC for small business selling dried fruits....With that said, no matter where you have your LLC it's going to be 800 min payment to the FTB in CA.

My funds are tight and I would like to know more about this site from any investors who may have used it before.

I assumed (my fault, as they say never assume because it makes an *** out of U and ME) that this entire site promoted the creative and different approaches that we all take the real estate as opposed to trying to lump my story (again, i'm just starting out so it's not a very long one) in to a predefined category of what IS and ISN'T a success or considered real estate investing to begin with.
