We put on a "bay" house (little house on stills out in the marsh off the coast of Long Island) a while back.  

If entertaining is important to you, then plenty of seating is a good idea or a big kitchen island or an outside entertaining area.

The duplexes in the area of Long Island I'm looking at cost around $700-800k.

I love the island, and will always go back. 

@Chris, I presume you are talking specifically about Long Island?

If it is land and your dad's name is not on it, it will take a court order to change the name to your fathers. 

I was thinking maybe the British Beer Co in Hyannis or the new Hogs Island Brewery in Orleans. 

A tear down house on Davis Island can be $750 if you want to spend that kind of money to build new.
