Your state and MLS rules also probably require you to disclose who's listing it is, so you can't make the video make it appear as though you are the listing agent.

In general, in a bargain and sale deed the Grantor, the person conveying the property to you, only warrants or tells you that (s)he/it has not done anything to encumber the title with liens or other encumbrances other than what's disclosed on the deed.

@Alex LeeIf you don’t follow building codes it won’t pass inspection If you go the under the radar and no permits realize you will have to disclose this when you go to sell it and if there ever was something requiring an insurance claim you most likely will not be covered.
