Hoping i can find a scenario that's cut and dry and fair to both parties!. 

So if you can stomach bleeding your tenants of every dollar they earn until they are bled so dry that you are forced to embarrass them to the streets by means of dumping them to the street, that's it.

There was previously a dry cleaner at this location and I am unsure what most of the information means.

However, now that the deals have dried up I was going to look elsewhere. 

Do your due dilegence thanks like dry countys , bleak job availability, lack of people retiring , communiting distance, limits the availability of renters.

@Wendy Patton / everyone:   Since the beginning of the year FSBOs dried up (taken over by wholesalers and flippers), expireds have always been slim in Atlanta area (too hot). 

When you buy turn key your buying rehabbed not Brand new... from the pics of this house I don't think this was Turn key at all.. it looked like it was lived in.. and your buying an existing rental with whatever hair comes on it.

My hair dresser is actually a real estate agent as well, so she helps me a bit but I need the other pieces of the puzzle. 

A draft will pull sewer gas up and out but if there is no break or dry traps it doesnt need to draft.

The companies GC is estimating $6,000 in repair with possibly more because he fears dry rot to the framing.My question is this seems like negligence on the property managers part since he obviously is not going to the house every 6 months or a year to check in on it (not sure if that is common practice) and has let this issue with the house get this bad, I am unable to check on the house because I am 3 1/2 hours away in the Bay Are of California and my Aunt is in Los Angeles and the house is near Tahoe.My questions are, is this negligence on the property managers part?
