My takeaway is that you need to have a niche and become the master of it to make money in that niche of real estate.Charlie's funniest quote from this video:  "The Patels from India that buy all these motels.  

I originally was planning on knocking that wall down and making it into a larger master bedroom, but there's nowhere to put a walk-in due to the door placement and that's the load bearing wall with the 4th bedroom as part of an addition, so the cost to renegotiate that wall seems to not be a good ROI considering the closet space will not match the size of the room. 

I have my MBA and Masters in Real estate so the number are something I understand quite clearly.

Just have a back up master key on property as August works with WIFI and if it is down might cause a problem with the august lock. 

Where do I look to find the people that are looking to do master lease "arbitrage" on short term rentals. 

I like transferring debt to a line of credit that you can move money into and out of easily because you can park your idle reserves there to keep money always working for you (like a master sweep account) instead of sitting in a checking account.
