Got a 3 year lease with an amazing tenant who actually hosts me and my husband as guests whenever we are in town she pays all utilities and keeps the house cleaner than we did when we lived there!

Most of that $30k was used to update the AC, build a shed/workshop for my wife's carved wood item business that she recently started, dig a well for the sprinklers, remove a dead tree, and remodel the kitchen after a plumbing leak developed in the foundation of our home a few months after moving in.  

The house has pine wood finished floors on the main floor and carpeting upstairs and a concrete basement floor in the 1940 house she's been renting for two and a half years.

This is specifically true for marbles and wood flooring.

For example, my average 2000 ft home needs on average $20,000 in upgrades to be ready - so $10/ft has been my average ( carpet/paint/granite kitchen/wood & tile floors, plumbing fixtures, landscape, hot water tank, HVAC repairs, $1-2K in Home Depot items as well).

My contractor built a wood stairway entrance to the top unit and I'm concerned my tenant will be trapped if there is a fire. can I put metal stairs near a window as an emergency fire escape?

I'm at a point in my life where I don't mind living in a place that needs some serious work and I have all the tools in my wood-shop to do most of it myself.HOWEVER my realtor inform me that the distressed properties I've been looking at do not qualify for conventional financing so I would need to start looking at newer homes.

Rent is  steam cleaner from Home Depot, shouldn't be expensive and will make it look 100x better.
