I am of the opinion that this may be a good starter property for investment as it would allow someone to get their feet wet and see what the game is like.

However, my husband who didn't attend the conference was soon on board with my motivation to get serious about real estate especially since he is coming up on retirement.

That being said, it is ENTIRELY a numbers game, if you can make the numbers work and the deal is good enough it will cash flow.

Like any other business, this is a numbers game.

Also if your in the game your going to be actively talking to buyers and sellers you will get a feel for what a real buyer and seller look and sound like and what they expect. 

We've both owned and sold homes before, so we understand basics of buying and selling, but reading through a lot of this info on bigger pockets is a totally different ball game.  

@Justin LenkWell it is a whole different game than what most investors do on BP.

If it turns out that the plumbing is fine, you're ahead of the game.

Can't tell you how many folks have been jammed up or had their purchases delayed by a month or more because I have to tell them how to game the FICO algorithm to accurately capture their creditworthiness.
