I also suggest you send a demand for payment to the last known address by registered or certified mail, return receipt requested, if it is returned to you, do not open the letter again just keep it with your documents.

This is why I do two things to help in scenarios like this.The first is that you put in a line in your lease that states that all complaints and maintenance requests be put in writing.The second is document everything.

I would think there are zoning issues, with what you want to do so you probably want to check with the local government and request a zoning hearing to change the use.

In the end though I told her that she may end up paying about 15% closing cost which roughly may be 15k (again rough estimate-cost for REA, buyers requested repairs and appraisal, and inspection fees).
