why would the original owner give me this instead of a normal deed when hes clearly listed as the owner of the property on local .gov sites?

No one, including me, is stepping into some hell hole city/town where my tools might get stolen and work destroyed if I don't live on site.

If commercial and you want to do residential you need to factor in the cost of tearing down an old building just to get the land site ready.

Trying to absorb all of this info on BP is akin to drinking from a firehose!

I've looked into it and found a site with 155 glowing reviews and some off sites with a few horror stories. 5 years ago a few members here suggested to not use them but that was 5 years ago.
