Thats way too far north for me, I but I love hearing code enforcement stories (good and bad).  

Anything North of Shelter St is really sketchy in my book as I have driven all of those streets and it is a good example of the issues that can be faced with chasing the max ROI in really rough areas - most of the time you don't get shot, but I have seen and heard of similarly harrowing stories in that area.

I'm someone interested in multi-families, so the northern half of SFHs north of route 9 doesn't interest me nearly as much as the center.

These areas are great to invest in and if you go further North to the Lakes Region and into the White Mountains, it gets even better.

There is also a 5% down program with no income limit but it can only be on 2 unit properties and the area has to be low to moderate income, which you can still find in some parts of the north side.
