I have made millions and lost millions  especially in the GFC.. am I smarter today I hope so.. can I still have a bummer  YES.. but I think after 40 years of doing this I am a little better at it...

Am I forgetting anything major in my cash flow calculations?

Does any one know if I can legally put Tenant Two out or am I still stuck with him since he signed a one year lease  with his two friends.

I love real estate so I waited for the 3 1/2 years to pass so I could get back into the game, and here I am.

Am I crazy to be considering my first deal to be Section 8? 

Am I being paranoid?

Once more at the top , Broker still has property listed for sale,  under contract , earnest money deposit,  closing date set, illegal not illegal,  am I missing something Anyone.  ????????
