Wholesaling works better in areas were there are huge amounts of surplus homes and dead and dying areas were the real estate community does not want to work and sellers are just happy someone is interested in working with them.. that's not the case in most west coast areas.. not that it cant be done.the wholesalers I know in these markets spend 100 to 300k or more a year in marketing and they also close on much of what they wholesale.. different ball game here than in the mid west rust belt cities.

I figured taking out the loan and using it for the investment and then repaying the loan from the possible profit would kind of get the ball rolling.

Not to mention occasional hairball and dust balls on hardwoord floors.Again,not the worst housekeeping but definitely not the best either ( Mind you I have sent tactful letters to all tenants reminding them of the importance of keeping the property clean).I provide to all my tenants extermination service ( free of charge) on a bimonthly basis( no pest problems just want to make sure it stays that way).

I have sufficient funds to get the ball rolling but i guess the main thing for myself is to connect with HONEST and TRUSTWORTHY people on this forum prior to myself coming up to Dallas.
