They don't take into account your area's specific state, county or local laws and real estate regulations.You can try somebody else's, but I think it's worth it to spend $300-500 on a good one tailored to your specific niche.

If not maybe hiring a company that can speak spanish will improve oocupancy.Here a new landlord requirement is e-verify to make sure they are legal.Most concerns with hispanics is if they are illegal they worry about being caught and deported.What are the immigration laws for the area??

I think at the stage where they are just applicants, while you do have to be fair and follow the law, but you also have to think primarily in terms of your own interests, not theirs.
