we have been selling the assets and moving to notes as we go into our retirement years.. much less risk / if done right.. and no where near the drama of having your PM call you or your tenant.. let others do all the heavy lifting there is a reason that banks are so well off these days.. be the bank .let others do the hard work :)

The problem is I don’t have 2 years of tax returns as my own employer and I do my best to use all of the tax write offs I am allowed so no traditional bank will touch me until I have 2 years of tax returns.

I have in my collections several original titles and a S&L bank statements, Back then you go to the lender pay mortgage and it shows the balance and interest charged, You use the booklet to report your taxes.
