I’m brand new as well so take my insights with a grain of salt, but I definitely think Utah has a lot of opportunity still.

@Alexey Petrenko, when I got bids for m project some were very specific enumerating details like shower glass, toilet brand, and some be very vague, just "framing" or "finish carpentry" with no labor/material breakdown.

Managing 9 tenants might be a handful being brand new so a property manager isn't off the table but that would lower the cash flow more than I would like.

Taking a huge loss is buying a brand new Ford pickup, pickups don’t appreciate, nor make money every month plus it costs you $50k to buy one , are you going to lose more then $50k on this deal?

Also, most reputable bigger brand firms have great tools, marketing, etc but you should also try to locate a solid office that does produce warm leads.
