Housing costs and rents are through the roof while incomes have mostly remained stagnant.

All cash costs, and negative CF is a loss, must be recovered before you can make a profit. 

If you do not, I will remove them and charge you for the disposal costs.

You would either need to sell and pay commissions, closings costs and maybe tax on some proceeds OR you would need to pay fees and closings costs to refinance.

Look at before and after pics and real estate listings for a flip and estimate what work they did and what it would cost you.
