So the fact that your offer was rejected suggests you are doing things right.Before making an offer though (even a text message one), I would recommend running through the numbers in more detail over using a __% rule.  
Account Closed NO Pets Policy Scenario- tenant has a doctors note to have a dog. Other tenant gives doctors note of severe pet alergies. who wins?

A large building with a common hallway serving several units....you better have a pretty detailed and specific Dr. note on file outlining the health issue to the tenant.

If anything broke or there was any issue he instructed the tenant to call the warranty company to come out and fix the problem IF it was covered and the tenant paid to visit fee (in contract).Has anyone done this and I'm curious of any and all Pros & ConsThanks
