What we are seeing a lot of is defaulted investor loans in florida as those DSCR loans no longer make sense and went from a 1.1 down to a .7 pretty quickly with insurance and taxes and borrowers cannot afford them as they bought with no nest egg to pay for the shortage. 

I know plenty of people with fancy degrees who fail as a real estate investors which is why practical experience trumps any degree. 

I would NOT advise a client to ever purchase a tenant occupied property with uncooperative tenants unless they are very experienced investors or the property purchase price comes at a discount that reflects this fairly major issue they are conveying to you with the sale.How long has this place been on the market?
