@Eric Amundson, You can't do a 1031 exchange into non-real estate passive investments because it has to be investment real estate for investment real estate.However, there are syndications that do qualify for 1031 treatment because of how they are structured, such as UPREITS (Real estate investment trust), or DSTs (Delaware statutory trust).

If this is a professional licensed contractor he will give you a bid price and scope of work , anything thing that comes up outside the scope of work is an extra charge .You make your money when you buy a property , not by hiring a cheap contractor

The place was built in 1981 and I've reached out to the agent about getting numbers on some of those expenses as well as age of some of those CapEx items, but there is already a 10% management fee in place, and I would definitely lean towards the higher side of insurance rates and capex costs.
