If he’ll need a loan and doesn’t need a place to stay, just be very picky and very patient looking for a GREAT deal but certainly sell before he’s been out of the property 3 years or he might as well make a bonfire out of $25-$50,000+ dollars.

Prices are coming down here in Phoenix and the winter is a good time to buy, although "good time to buy" is subjective right now as prices are falling yet rates are still rising.15% down on anything here isn't going to be cheap, let alone for a MF so be patient and get your finances in order first.
