Since the MFR  would be my primary residence, I could leverage a 203K loan and lump the repairs into it; if the deal makes sense.That's a short-list of options, as I could keep listing more and more.

I've been trying to get a fix and flip loan where I can get the rehab portion upfront along with the purchase but all I've been able to find is the kind where the rehab is reimbursed after repairs. 

Tell him going forward to field ALL repairs and ALL requests (dog, pool, stripper pole, you name it) to you BEFORE any work is performed.

I'd need to buy an HVAC unit and air it out for a month after completing repairs.The question is, supposing the land is worth $25,000 and it'd take $30,000 to complete the necessary repairs... is it worth trying to salvage or should I demolish and do something else? 

These blinds hold up better, are easier to repair and clean, and I think look nicer than mini blinds.
