Tampa tolerates vrbo because of their agreement on tax collection with AirBnb, unless otherwise restricted by HOA or other such PD management; other cities have areas where it's allowed (Indian Rocks Beach, sections of barrier reef cities).

If the property is already occupied and cash flowing, why rock the boat?

We were having it repaired at Eagle Rock RV and had a perfect view of the fireworks display.

Sounds like you should jump on the Hard money or traditional band wagon first then take that track record to them! 

I live in white rock and invest heavily in Prince George, where there is still cashflow.

A part that I didn't add above is that this lender (while hardworking and great at getting rock-bottom rates) has seemed a little "old school."
