The problem is that you don't know what you don't know until you learn something sophisticated and then you realize that the stuff you learned before just wasn't good enough to achieve MASSIVE returns.I think the best kept secret is these more sophisticated calculations such as IRR.The problem is even if I let the secret out of the bag, there will probably be 90% of Investors that will say it's too difficult to understand.

Great project there that was allegedly hard fought to get community acceptance, but now is widely hailed.If you're into tiny homes you can tour several of the manufacturing shops in town.

Do flipping folks have any recommendations for custom cabinetry shops in the Denver area?  

I would choose a target neighborhood in my area to invest in, and I would learn the area frontways and backways, walking the streets, taking notes, printing up a big map and making notes on it, visiting the shops and stores, eating at the restaurants, learning my way around the municipal building of the place.

After I close on my commercial auto shops in Oct, I’ll be investigating this deeper.

They are actually starting to revitalize the down town with shops and everything.

Anything like late  rent goes through me.I personally feel every LL needs to have a crap bag tenant at least once just to teach them a big lesson.

If they respond negatively you might have to evict, but they might just pack their bags.
