If they are month-to-month, or the lease is up in 90 days, send them a notice of termination of tenancy.You should study your state's L/T laws before you purchase.Good luck.

I looked at a lot of towns along the T stops, but I struggle to find properties that would work.The reason I am going with a duplex is that this will be my first house hack, so I am a bit worried about managing tenants and going over my head financially.

However, reading on the internet, it seems like vertical cracks are very common and most homes have 1-3 after a few years post-construction (T/F?).

I do t know your area, your market, this unit, or what the competition has but I can say that adding recessed lighting is a nice value add that should brighten up the place (making it look larger) and thus, likely bringing a higher offer price.

Yes, you are correct, if you finance purchase of an investment property in an IRA - portion of the income derived from the financed portion of the property is considered UDFI and is subject to UBIT, which will require filing of the form 990-T for the IRA.

There are no serious foundation cracks, but the land around the house is graded towards the house, gutter spouts are too short, and there's no drain in the exterior stairwell leading into the basement.
