In the case of an unemployed tenant I don't bother with the collection agency, but I still file it all with the courts so anyone doing a background check or credit check will see the eviction and unpaid amounts.I'm tired of taking a hit by these tenants, so I'm making sure all my existing tenants understand that there are consequences for not paying your rent and breaking a lease.

You just need to try to reduce the fees to a minimum to help with marketing on the exists AND make sure that everything is broken out properly so the buyer's ratios don't get goofed up.

My relationship manger at the bank has explained that obtaining a mortgage over here is a non-starter as my credit history in the US is practically non-existent and I don't have the two years worth of tax returns needed as a minimum requirement.

Lawsuits that are pending would produce a judgment that would be junior to the existing mortgage, so I don't see how those would attach to the property; and if they did, they are junior and would be extinguished in most jurisdictions.
