I currently have a full time job where I receive pretty decent bonuses and RSU's so long term I'd like to use that income for RE investing but it will probably be at least a year or two before I can do that because I'll probably use that income this year to buy a house for my family.So short term my idea was to move the money in my Betterment account to a self directed IRA.

Bond for Deed must be French Law.. never heard that term in my 44 years of real estate.I am assuming its a debt instrument like a mortgage or deed of trust.Zero % financing is great.. as long as your not paying double what its really worth.with those terms it leads me to believe that the seller is tired of managing this and the management could be Hi touch lots of work.. so if you think your ready.. that s a pretty decent deal in my mind..

PLus ZERO % financing.. if you do not have use for the extra money a month  LIke bills or something I would continue to pay this down you can own it free and clear pretty quick with zero interest.. and when its free and clear you have your self one great asset and all the cash flow.

Most importantly, does any of these submarkets have any economic anchors  like state government, major universities, major health care centers, or manufacturers that are independent of the economy like military suppliers that employs most of the residents of that submarket?
